General Terms and Conditions – Alfresco Stays

1. Purpose
These General Terms and Conditions govern the booking and use of tourist accommodations managed by Rentals Management Solutions, S.L. (hereinafter “Alfresco Stays”). By confirming a reservation, the guest fully accepts these terms, as well as the specific rules of each property.

2. Booking and Payment

• A reservation is considered confirmed once the required payment has been received.

• Any outstanding balance must be paid within the deadlines and by the means indicated in the booking confirmation.

• Alfresco Stays reserves the right to cancel the reservation in the event of non-payment or breach of these conditions.

3. Security Deposit

• Some accommodations may require a refundable security deposit to cover potential damages or breaches of the rules.

• The deposit will be refunded within a maximum of 7 days after check-out, once the condition of the accommodation has been verified.

• In the event of damage, loss of keys, access devices, bracelets, or failure to comply with house rules (including leaving rubbish inside the property), Alfresco Stays may retain part or all of the deposit.

4. Use of the Accommodation

• Guests must use the property responsibly, respecting community rules and good conduct (no excessive noise, parties, or smoking indoors).

• It is strictly forbidden to accommodate more guests than the number stated in the reservation.

• Breach of these obligations entitles Alfresco Stays to immediately terminate the contract without refund.

5. Check-in and Check-out

• Check-in is available from 16:00 onwards, and check-out must be completed before 10:00, unless otherwise agreed in writing.

• Late check-out without prior authorization may result in additional charges.

6. Included Services
The rental price includes basic utilities (water, electricity, internet where available), bed linen, towels, as well as initial and final cleaning. Additional services may be requested at extra cost.

7. Cancellations and Modifications

• Cancellation and modification conditions are specified in the booking confirmation and may vary depending on the rate or booking platform (Airbnb, Booking.com, direct website, etc.).

• No refunds will be made for early departures or guest negligence.

8. Liability

• Alfresco Stays is not responsible for loss, damage, or theft of personal belongings during the stay.

• Guests will be held liable for any damage caused to the property, furniture, equipment, or common areas, whether by action or omission.

9. Data Protection

10. Governing Law and Jurisdiction
These terms and conditions are governed by Spanish law. For any disputes arising from their interpretation or execution, the parties submit to the courts of Málaga, Spain.
